Architect Iwan Iwanoff's Former Family Home in Floreat Listed for Sale
FLOREAT ● 02 October 2026
The former family home of renowned architect Iwan Iwanoff has been placed on the market in Floreat, following an extensive two-year restoration by its current owners.
Built in 1966, the three-bedroom, three-bathroom residence was designed by the Bulgarian-born architect for his own family and also accommodated his architectural office, where he worked on some of Western Australia's most recognisable mid-century homes.
The property is regarded as one of Iwanoff's most significant residential designs, incorporating his distinctive use of concrete Besser blocks, geometric forms and continuous strip windows.
Situated on a 903-square-metre block overlooking a neighbouring reserve, the house also incorporates passive solar design principles to assist with natural heating and cooling.
The property was purchased in February 2022 for $2.75 million by Luca Giacovazzi, chief executive of mining company Wyloo.
Shortly after the family moved in, a storm damaged the house and tore off its roof, prompting a substantial restoration project earlier than originally anticipated.
Over the following two years, the owners worked with specialist consultants and heritage architects to undertake repairs and improvements while retaining the building's original architectural character.
The works included replacing the roof, plumbing and electrical wiring, adding two carports and introducing modern improvements to the kitchen and main bedroom.
Despite these changes, the building's distinctive exterior and much of its original interior have been preserved, including architectural details designed specifically by Iwanoff.
The kitchen now includes contemporary appliances and fittings, while the original materials, layout and many of the building's distinctive features remain intact.
Giacovazzi said the decision to sell had been difficult, particularly after the time and expense involved in restoring the property. The family intends to relocate closer to relatives.
The house has attracted considerable interest from admirers of Iwanoff's architecture, with visitors occasionally stopping outside to photograph its unusual Brutalist exterior.
Unlike many of his commissions, the Floreat residence provided Iwanoff with an opportunity to design a home entirely around his own preferences, without the requirements of an external client.
The property was listed through real estate agent Danielle Geagea, with offers closing on 6 October 2026.
The sale represents another change of ownership for one of Perth's notable examples of mid-century residential architecture, approximately 60 years after its construction.
