55 Fairway Development
Contrary to the property databases, which seem to treat construction dates as more of a suggestion, much like inHerit, 55 Fairway appears to have been constructed in 1924 (not 1948), while the four-unit Yale Flats at 57 Fairway appears to have been constructed in 1940 (not 1965).
Fairway was first listed in the Government Gazette in 1918 as one of a number of streets where land had been declared acquired.
55 Fairway
The house at appears to have been constructed in 1924 by or for carpenter Robert Bartley and his wife Nellie. They lived at the property until 1926, when clerk Charles James Hodgkinson and his wife Mary Ellen moved in as long-term tenants.
Charles James Hodgkinson died on 19 September 1950 aged 77, while Mary Ellen died on 30 August 1962 aged 83. Both appear to have remained at 55 Fairway until their deaths. Their eldest son also lived at the property until shortly before his marriage in 1939.
Before its most recent sale, the property was advertised as a spacious four-bedroom, two-bathroom house directly opposite the University of Western Australia. Features included a front porch, leadlight entry door, high ceilings, picture rails, built-in robes, an ensuite and rear garden.
The earliest recorded sale currently identified was on 13 September 2003, when the University of Western Australia purchased the property for $715,000 from a private owner. UWA later sold it to A & R Development Holding on 19 May 2021 for $1,275,000.

57 Fairway
The four-unit block at 57 Fairway was historically known as Yale Flats and appears to have been constructed in 1940.

*Gordon Albert Lucas enlisted in the Royal Australian Air Force as a Flying Officer on 21 July 1941 and served in the South West Pacific with No. 30 Squadron. On 30 November 1943, Lucas and Flight Sergeant William Yates departed on an operational flight aboard Beaufighter A19-53 but failed to return to base. Neither the aircraft nor any further trace of the two men has ever been found.
The University of Western Australia purchased 57 Fairway from a private owner on 9 May 2001 for $730,000 and owned the property for the next 20 years. UWA sold the flats to a private buyer on 19 May 2021 for $1,650,000.
The property was sold again on 24 February 2025, when Fairway Development (Aus) Pty Ltd purchased it for $3,150,000.
At the time of sale, 57 Fairway was described as a four-unit block containing a combined 10 bedrooms and four bathrooms, with six car bays on a 607m² lot.

I didn't go over to no. 57 because I could hear a squatter snoring from the storeroom under the stairs.
Then as always, I didn't keep an eye on the demo permits as I must've been busy with some project or just worn down like a sheep.

55 Fairway Development
The redevelopment at 55–57 Fairway, Crawley, is a nine-storey purpose-built student accommodation development opposite the University of Western Australia. The project was originally proposed by A & R Development Holdings, with Planning Solutions handling the planning application and DMG Architecture responsible for the architectural design.
The original development application, SDAU-065-23, was lodged in July 2024 through the State Government’s significant development pathway. It proposed a nine-storey building containing 199 student rooms, together with communal facilities, a café and basement parking. The estimated development value recorded with the application was $29.6 million.
The proposal was substantially higher than the approximately three-storey height contemplated under the existing City of Perth planning framework for the area. The City opposed the development due to concerns including its height, scale and intensity, traffic and parking impacts and its impact on the existing residential character of Fairway.
During the assessment process, the development was revised from 199 to 181 rooms. The Western Australian Planning Commission approved the revised proposal on 12 December 2024, subject to a number of conditions.
Demolition applications
Demolition permits were subsequently issued by the City of Perth on 26 May 2025. DEMO-2025/293 and DEMO-2025/294 covered the demolition of the existing dwelling at 55 Fairway and the grouped dwelling at 57 Fairway.
Development amendments
Further amendments to the development were approved by the WAPC on 22 December 2025. These included internal and external changes, landscaping modifications and an additional bedroom, increasing the approved accommodation from 181 to 182 rooms.
The completed building will contain approximately 182 studio rooms and a significant range of communal facilities for residents. These include a gymnasium, yoga studio, sauna, ice bath and rooftop swimming pool, together with a café and an outdoor communal amenity deck incorporating lounge and dining areas and a satellite kitchen. Basement parking and storage are also provided, with additional student amenity areas on the ground floor.
Construction contractor
Perkins Builders became involved with the project before commencement of the main construction works through an Early Contractor Involvement arrangement. This allowed the builder to work with the client and DMG Architecture on construction methods, costs and programming before undertaking an Early Works package. On 26 March 2026, Perkins announced that it had been awarded the Main Works Construction Contract for the development.
The main construction building permit, BPC-2026/281, was lodged with the City of Perth on 4 June 2026. The permit describes the project as a nine-storey student accommodation building containing basement car parking and storage, with student accommodation amenity spaces on the ground floor.
Site ownership
The development site is owned by Fairway Development (Aus) Pty Ltd, which is asssociated with Singapore-listed Centurion Corporation Limited.
Once completed, the accommodation is intended to operate under Centurion’s EPIISOD student accommodation brand. It will be Centurion’s second purpose-built student accommodation investment in Perth, following another planned EPIISOD development on Stirling Highway containing approximately 472 beds. Centurion is expected to manage the Fairway accommodation following completion.
Start of construction
Construction was underway by June 2026, with Centurion targeting completion in the second quarter of 2027.
In August 2026, Urban Cranes installed a Potain MCH125A hydraulic luffer crane on the site. The crane was erected with a 45-metre height under hook and a 35-metre jib.
