Nedlands 56 Stirling Highway GP
Built sometime before 1950 on a 787m² block, LH Hooker listed the property for sale on 13 May 2020 before it was withdrawn later that year. Other property sources indicate the listing remained active for approximately 664 days. The RealEstate.com.au listing recorded it as having no bedrooms, two toilets and no on-site parking.
Development application
An application for a nine-storey apartment development comprising 27 dwellings, with an estimated value of $11 million, was approved on 22 April 2022 following lodgement on 6 January 2022. The building was demolished in April 2023.
A revised development application was lodged on 21 December 2023, with an estimated value of $16 million. The updated scheme removed the car stacker and third basement level, reduced the number of apartments from 27 to 26, and removed two car bays in line with the reduced dwelling count. It also included a minor height increase of 0.4 metres.
The proposal was subsequently granted conditional approval, despite concerns raised about the building’s height.
Forêt Nedlands
The development, known as Forêt Nedlands (Forest Nedlands), is marketed as containing 27 apartments. The mix includes nine two-bedroom, two-bathroom units, 17 three-bedroom, two-bathroom units, and a four-bedroom, three-bathroom penthouse.
It also includes ground floor communal co-working space, three levels of basement parking with 58 residential bays and five visitor bays, along with shared facilities including a fitness room, sauna, steam room and an outdoor lounge area.
Selling the property
The property was first listed for sale on 13 May 2020 with an asking price of $3.75 million. It remained on the market for approximately 113 days before being withdrawn in September 2020. Over the following years, the listing was repeatedly refreshed and re-advertised at the same price, indicating it hadn’t sold during that period.
It was later re-listed on 5 April 2024 with a reduced price guide of “Offers from $2.0 million” and remained on the market for a further 125 days before being withdrawn in August 2024. Toward the end of this campaign, on 4 August 2024, the vacant site was advertised with an asking price of $2.25 million.
The property was ultimately sold on 9 March 2025 for $1,200,000.
1A Thomas Street
Capital Way Pty Ltd purchased the 1938 Art Deco/Gothic house at 1A Thomas Street on 28 July 2021 for $2.4 million.
Whilst the Forêt Nedlands development spans both 56 Stirling Highway and 1A Thomas Street, the latter is the address used for the planning application. The sites are effectively combined for development purposes.
Site Works
Site works commenced in mid-2025, although little progress was made for the remainder of the year.
A sales campaign for the apartments commenced in March 2026, with listings ranging from approximately $1.3 million to $4.7 million, reflecting the different apartment types. The timing aligns with typical development staging, where a level of pre-sales is required before full construction funding is secured, with at least one apartment already marked as “reserved”.
A tower crane has recently been installed on site, indicating the development has progressed beyond early-stage works and into active construction.

North Beach 118 Flora Terrace
118 Flora Terrace, North Beach is located on Lot 15 (Diagram D045957), a 1,686m² coastal strip site with a total floor area of approximately 497m². The existing building was constructed in 1975 as a single-storey commercial complex comprising multiple tenancies with on-site parking.
Over time, the building operated as a small local services hub and was formally recognised in planning records as a medical centre. By at least 2000, North Beach Dental was operating from Unit 2 and remained a long-term tenant. Other occupants included Sustainability Pty Ltd, an environmental and auditing consultancy documented at the site between 2014 and 2020, along with design, construction and health-related businesses occupying other suites, including Unit 4 and Unit 1.
The property remained in private ownership for several decades before being sold on 5 July 2024 to 118 Flora Terrace Pty Ltd for $6.5 million.
The site was rezoned in 2019 from “Business” to “Local Centre” under the City of Stirling Local Planning Scheme No. 3. Development approval was granted in December 2024 for a five-storey mixed-use development comprising 20 apartments and ground floor commercial space, designed by Space Collective Architects.
A full demolition permit was subsequently issued and the existing building was demolished in January 2026.
