Karrinyup Axbridge House
The house that once stood at 38 Axbridge Street, Karrinyup was a typical early-1970s brick-and-tile family home, built in 1971. It sat on a 867m² survey-strata block, directly opposite the Hamersley Public Golf Course, in a quiet looped section of Axbridge Street. For many years it functioned as a standard suburban home, commonly described as having four bedrooms, two bathrooms and parking for two cars, with an internal floor space of about 155m².
By the time the property went to market in May 2024, the focus had shifted away from the house and towards the land. Real estate advertising promoted the size of the block and its redevelopment potential, subject to planning approvals, rather than its long-term suitability as a family home. The property sold on 31 May 2024 for $1.55 million, a price that clearly reflected infill development value rather than the retention of the existing dwelling.
Following the sale, the original house was approved for demolition. The City of Stirling issued a full residential demolition permit (permit D25/0040) in early March 2025, appointing AAA Demolition & Tree Services as the contractor. The demolition took place later that month, bringing an end to the roughly 50-year-old home and clearing the site for redevelopment.
On 19 August 2025, the City of Stirling granted development approval (DA25/0990) for the construction of two grouped dwellings at 38 Axbridge Street, under a fast-track conversion process.
Because the proposal fits existing zoning, density and design requirements, it can be approved more quickly without going through a full, lengthy assessment process.
The estimated construction value was listed at approximately $2.44 million, indicating a substantial residential development rather than small or basic units.
