04 - ALKIMOS

Desalination plant cabling milestone reached

Underground cabling linking the planned Alkimos Seawater Desalination Plant to the Yanchep power substation has been completed, marking a major milestone for the $2.8 billion project. The plant is expected to come online in 2028 and increase Perth’s water supply by about 50 billion litres per year.

Three office/warehouse units proposed

A development application has been lodged for three office and warehouse units at 45–47 Carrington Street, at a cost of $7.8 million.

05 - SOUTH PERTH

Lo Quay River Café extension approved

An extension to the Lo Quay River Café has been approved by the Department of Biodiversity, Conservation and Attractions. The approval is valid for two years.

06 - PERTH CBD

Student accommodation tower funded

London-based investor Heitman has partnered with developer Erben to fund a $350 million student accommodation tower at 35 Roe Street (Lot 19 Perth City Link), beside the ECU City Campus. The 19-storey building will deliver about 1,146 student beds.

08 - SOUTH PERTH

Stalled Pearl tower development revived

New owners Velentes have moved to revive the long-stalled $180 million Pearl apartment project on the South Perth foreshore after the previous developer, Dragon Century, collapsed. The proposed 27-storey tower would deliver 113 apartments along with amenities including a pool, cinema, gym and sky garden, with the City of South Perth considering a one-year extension to allow construction to begin.

10 – ALKIMOS

Aquatic and recreation centre construction under way

Construction of the Alkimos Aquatic and Recreation Centre is underway after the $65 million project was awarded to PS Structures. The facility is expected to open in late 2026.

Beachfront apartment development site sells

A 3,549sqm beachfront site at 202-204 The Esplanade has been sold for $25.5 million to developer Blackburne, who is planning a luxury apartment tower of about 15 storeys.

13 - GAIRDNER

Primary school formally closes

Gairdner Primary School in the Great Southern has officially closed after recording no student enrolments during the 2025 school year. The closure took effect on 31 December following a community consultation process.


14 – SHENTON PARK
Retirement village Stage 1 proposed

A development application has been lodged for Stage 1 of a retirement village on Orton Lane, comprising 46 units, a clubhouse and amenities, at a cost of $40 million.

Builder moves to seize apartment linked to EQWest dispute

Construction firm SRG Global has obtained court orders to seize and sell a luxury West Perth apartment to recover about $5 million in unpaid debts linked to the stalled EQWest hotel and apartment project at Elizabeth Quay.

 

15 - MAYLANDS

Pressure mounts over long-vacant Coles development site

The City of Bayswater and local residents have called on Coles to clarify its plans for a Guildford Road site in Maylands that has remained vacant for about 18 years after the Cascades Tavern was destroyed by fire.

16 - CRAWLEY

Kingsview Apartments sold

The Kingsview Apartments at 6 Wingfield Avenue has been sold to SKS Group for $14.5 million in an off-market transaction.

 

16 - DUNCRAIG

$43 million school redevelopment completed

A major redevelopment of Duncraig Senior High School has been completed, delivering new two-storey classroom blocks and upgraded STEM, IT, arts and learning facilities.

17 - FREMANTLE

Victoria Quay redevelopment proposals reviewed

Concept plans have been reviewed for further redevelopment around Victoria Quay in Fremantle, including commercial and tourism-related projects.

 

17 - YANCHEP

Foreshore redevelopment infrastructure approved

The City of Wanneroo has approved $1.35 million in infrastructure works along Brazier Road to support the Yanchep Lagoon foreshore redevelopment, with construction expected to begin in mid-2026.

 

19 - MINDARIE

Local centre development application lodged

A $4.5 million development application has been lodged for the West Tamala Park Local Centre on Amalfi Avenue, proposing 1,009 sqm of commercial space across six tenancies.

20 - BELMONT

Belmont Park redevelopment stage progressing

Planning work has continued on the Belmont Park redevelopment which will transform the racecourse precinct into a mixed-use area with apartments, commercial buildings and public space.

 

21 - EAST PERTH

Twin student accommodation towers proposed

Developer ADC has lodged a revised $110 million proposal for two 25-storey student accommodation towers on Wellington Street near the former Perth Girls’ School site, providing nearly 1,200 beds.

Emperor’s Crown Hostel sold

The 103-bed Emperor’s Crown Hostel on Stirling Street has been sold for $6.5 million to a Singapore buyer.

21 - WANGARA

Wanneroo Markets sold

Wanneroo Markets at 33 Prindiville Drive has been sold to V & L Perth Pty Ltd, a Sydney investment syndicate as a long-term investment property for $9.25 million.

Six-storey apartment development proposed

A development application has been lodged for an 18-unit apartment building on Lockhart Street, rising six storeys, at a cost of $5.845 million.
 

22 - PERTH CBD

Two residential towers approved near RAC Arena

Planning approval has been recommended for a $230 million development opposite RAC Arena that would deliver two apartment towers of about 32 and 18 storeys. The project would add roughly 270 dwellings and includes refurbishment of the nearby Four Points by Sheraton hotel.

22 - WHITEMAN

Perth Film Studios completed

Construction of the $290.5 million Perth Film Studios in Whiteman has reached practical completion. The state-funded complex includes sound stages, production workshops, offices and what is described as the largest film production backlot in the southern hemisphere.

24 - BENTLEY

Architects appointed for $167 million surgical centre

Silver Thomas Hanley has been appointed to design a new $167 million surgical centre at Bentley Health Service. The project includes operating theatres, wards and sterilisation facilities.

 

24 - CLAREMONT

Demolition begins for 19-storey tower project

Demolition has begun on a vacant retail block at Quentin Square to make way for Kuraland’s approved $190 million mixed-use development including a 19-storey tower.

24 - FREMANTLE

Final crossing marks closure of historic traffic bridge

A farewell bus tour marked the closure of the 87-year-old Fremantle Traffic Bridge ahead of its replacement. The bridge will be closed for about a year while the new structure is built.

 

24 - SUBIACO

Builder appointed for next stage of hospital redevelopment

Multiplex has been appointed to deliver Stage Three of the $700 million St John of God Subiaco Hospital redevelopment, including a six-storey clinical building with new theatres and specialist services.

25 – CITY BEACH

Builder awarded Ocean Gardens contract

Atlas Building has been awarded the contract to construct the Ocean Gardens apartments.

27 - CHAMPION LAKES

Lifestyle village expansion proposed

A $29 million development application has been lodged for Stage 4 of the Champion Lakes Lifestyle Village. The proposal would deliver 68 homes on a 2.34-hectare site integrated with the existing land-lease community.

27 – EAST FREMANTLE
Social housing development proposed

A development application has been submitted to the WAPC for a three-storey, 34-unit social housing project at 7–27 Canning Highway, to be managed by Foundation Housing.
 

27 - HILLARYS

AQWA expansion plans lodged

AQWA has lodged plans for a $13 million redevelopment and expansion at Hillarys Boat Harbour including new aquarium exhibits, a 3D theatre, café and playground.

27 - MORLEY

Former Bunnings site sold

The 1.84-hectare former Bunnings Warehouse property in Morley has been sold to Austern Building Supplies for $19.5 million, with plans to refurbish the site before relocating operations.

27 – MURDOCH

Major mixed-use and office developments proposed

Plans have emerged for a 24-storey mixed-use building on Fiona Wood Road with 216 build-to-rent dwellings, alongside a separate 13-storey commercial building on Barry Marshall Parade with office space and ground-floor tenancies.

27 - PERTH CBD

Student accommodation tower proposed at City Link

Plans have been lodged for a $170 million student accommodation tower at 18–28 Telethon Avenue in the Perth City Link precinct. The 33-storey project would deliver 854 student beds.

28 - PINJARRA

Aldi and McDonald’s development deferred

A $9 million proposal for an Aldi supermarket and McDonald’s drive-through on Pinjarra Road has been deferred by the Metro Outer Development Assessment Panel pending further traffic analysis.

 

29 - BALGA

Specialist disability housing project approved

A $5 million development converting the former Goodlife gym on Wanneroo Road into 22 NDIS disability housing units has been approved by the Metro Inner Development Assessment Panel.

 

29 - NORTH PERTH

Social and affordable apartment building proposed

Plans have been lodged for a $25.4 million five-storey apartment building at 407–409 Charles Street in North Perth. The proposal includes 52 apartments, a mix of one- and two-bedroom dwellings, and communal facilities.

30 - ELLENBROOK

Mixed-use housing development proposed

DevelopmentWA has proposed a mixed-use project at Lot 29 The Parkway in Ellenbrook town centre, beside the new train station. The development would deliver 197 apartments (20% social and 80% affordable housing) along with a shop and office.

30 - PERTH CBD

178 St Georges Terrace office building sold

The former Singapore Airlines House at 178 St Georges Terrace has been sold to SKS Group for $9.5 million. The nine-storey office building contains about 3,207m² of space and was marketed for its potential redevelopment upside.

 

31 - CITY BEACH

Ocean Grand development revised

Plans for a tavern within the Ocean Grand development have been dropped and replaced with additional apartments.

Car-free housing project proposed near Lords Recreation Centre

A $23.5 million six-storey social and affordable housing development near Lords Recreation Centre proposes zero resident parking and extensive bicycle facilities.

03 – SCARBOROUGH

Coastal hotel site lease proposed

The City of Stirling is considering leasing the 2,984sqm vacant site at 273 West Coast Highway to WA developer Lofte Property for a hotel development. The long-term ground lease is expected to start at about $370,000 per year.

04 – KARRAKATTA / EAST FREMANTLE

Defence barracks slated for sale

The Commonwealth has flagged the sale of Irwin Barracks in Karrakatta and Leeuwin Barracks in East Fremantle as part of a national defence property divestment program. Personnel from both sites would relocate to Palmer Barracks in South Guildford. The 15-hectare Leeuwin Barracks riverfront site has been earmarked for sale for several years.

Mixed-use office and apartment building proposed

Plans have been lodged for a $10 million eight-storey mixed-use building on the 3,979sqm former European Foods Wholesalers site in Northbridge. The proposal includes office space along with residential apartments.

04 – PERTH CBD/FREMANTLE

Major student housing towers proposed

Developer Sirona Urban has proposed two purpose-built student accommodation towers in Perth and Fremantle. The main project is a $170 million, 33-storey tower on Telethon Avenue near City Link providing 854 beds and extensive student facilities with no resident car parking.

05 – CARINE

Retirement village construction contract awarded

West to West Group has been appointed to construct Stage 3 of the Carine Retirement Village at 3 Gemstone Boulevard. The stage is valued at about $10.8 million.

05 – HENDERSON

Henderson Business Hub proposed

Scope Property Group has lodged plans for the $200 million Henderson Business Hub on an 18,472sqm site within the Australian Marine Complex. The proposal includes office towers of 15 and 13 storeys, retail and restaurant space, a five-level medical building and a 161-room hotel.

Major school infrastructure upgrades announced

The State Government announced $230 million for new public schools and upgrades to existing campuses. Projects include a $30 million redevelopment of Como Secondary College and a $27.4 million upgrade to Karrinyup Primary School.

Apartment development application lodged

A development application has been lodged for 16 apartments across two buildings at 228 Wharf Street.

Luxury home proposal reopened for public comment

A $4.6 million two-storey luxury home proposed for Riverton Drive West has been put back out for public comment after concerns the design could function as multiple dwellings.

Debate continues over the City of Subiaco’s proposed $68 million Civic Centre redevelopment amid disagreements about project costs and community consultation.

Site works begin for Perth Park racetrack project

Site establishment works have begun on the $217.5 million Perth Park thoroughbred racetrack development at Burswood Park.

Ocean Grand apartment sales launch

Blackburne’s Ocean Grand luxury apartment development has launched, with total sales expected to reach about $720 million.

07 – SUBIACO

Childcare centre reopens after rebuild

The Subiaco Early Learning Centre, destroyed by fire two years earlier, has reopened following a $4 million rebuild.

08 – HIGH WYCOMBE

Spudshed neighbourhood shopping centre proposed

Plans have been lodged for a new neighbourhood shopping centre anchored by a 24-hour Spudshed supermarket. The development would also include a gym, liquor store, chemist and several food outlets.

09 – PERTH CBD

St Martins Tower redevelopment proposed

Plans have been lodged to redevelop the ageing St Martins Tower complex on St Georges Terrace into a mixed-use development including a 240-room hotel, retail space and upgraded offices. The future of the tower’s revolving restaurant remains uncertain.

09 – TWO ROCKS

Lifestyle resort nearing approval

State planners are expected to approve Providence Lifestyle’s 360-home Oceanside Lifestyle Resort at Two Rocks. The $70 million development will include extensive recreation facilities and wellness amenities.

 

10 – CLARKSON

Dave & Buster’s entertainment venue announced

Australia’s first Dave & Buster’s entertainment venue will open in Clarkson near Ocean Keys Shopping Centre. The 2,000sqm complex will feature a 40-foot sports screen, more than 30 ultra-HD displays, a large arcade and a full bar, operated by WA hospitality group NightOwl Entertainment.

10 – SHENTON PARK

Quadriplegic Centre redevelopment propose

Alinea Inc has proposed redeveloping part of its Quadriplegic Centre site at Shenton Park into two apartment buildings for over-55s. Stage one would deliver 46 apartments along with communal facilities including a gym, spa and function areas.

 

11 – HILLARYS

Gateway development facing planning opposition

City planners have recommended opposing Stage 2 of the proposed Hillarys Gateway development near Hillarys Boat Harbour. The project proposes two towers of eight and eleven storeys containing 87 apartments and ground-floor commercial space.

11 – LESMURDIE

Aged care facility approved

Roshana has received approval to build a new $30 million, 81-bed aged care facility in Lesmurdie, replacing an earlier proposal for a larger 120-bed development.

11 - NEDLANDS
Portland Street grouped dwellings approved
A development application for 10 multiple dwellings at 38 Portland Street has been approved.

11 - ROCKINGHAM

City centre structure plan approved

A new structure plan for the Rockingham Strategic Centre has been approved, covering a 534-hectare area between the train station and foreshore. The plan aims to transform the area into a higher-density mixed-use urban centre capable of supporting about 30,000 residents.

12 - BALLAJURA

Social and affordable housing project proposed

Rowe Group has proposed a $53.8 million six-storey apartment building immediately south of Ballajura train station. Backed by the Housing Australia Future Fund, the project would deliver 100 social and affordable apartments (30 one-bedroom and 70 two-bedroom), along with communal areas, a management office and parking.

Social and affordable housing project revealed

DevelopmentWA has released plans for a $38 million nine-storey apartment complex at 1 Park Lane in Bassendean. The project would deliver 73 dwellings, including 15 social housing units and 58 affordable housing apartments.

Crown Urban Food District opens

A new food precinct known as the Urban Food District has opened at Crown Perth. The development introduces several new restaurants and bars and represents the resort’s first major new hospitality precinct in more than a decade.

ECU City campus officially opened

Edith Cowan University officially opened its new city campus at Perth City Link. The $853 million development sits above the Perth Busport and is expected to bring more than 10,000 students and staff into the CBD..

26-storey apartment tower proposed

Singapore-based developer Meadpoint has proposed a $130 million apartment tower with 246 apartments at 200 West Coast Highway overlooking Scarborough Beach. The development would include 37 affordable rental apartments, rooftop amenities and ground-floor retail space.

 

15 – TWO ROCKS

$300 million lifestyle resort approved

A development assessment panel has approved the 360-home Oceanside Lifestyle Resort on Damepattie Drive. The over-50s community will include extensive recreational facilities.

 

17 – BALDIVIS

Battery and solar energy project approved

Hesperia through Empowered have received planning approval for a large $500 million renewable energy project, which includes a major battery facility on Doghill Road, despite community concerns about visual impacts.

17 – CRAWLEY

Luxury apartment conversion planned

SKS Group is planning a $45 million redevelopment at 6 Wingfield Avenue in Crawley. The project would convert an existing building overlooking the Swan River into 10 large luxury apartments.

17 – JOLIMONT

Development site sold for apartment project

Southern Cross Care WA has sold its 4,755sqm site at 185 Salvado Road in Jolimont for $9.13 million. The site had previously been approved for an aged-care complex but is now expected to be redeveloped for apartments.

 

17 – MOSMAN PARK

Apartment tower height increase proposed

Developers have proposed increasing a previously approved $39.5 million apartment tower at 8–10 Glyde Street near Mosman Park station from 11 to 13 storeys, adding additional apartments and parking.

17 – MOUNT HAWTHORN

Federation building may be replaced by apartments

A Federation-era building currently used as a medical clinic could be demolished to make way for a five-storey development containing 10 apartments, a café and basement parking.

18 – DALKEITH

Waratah Avenue commercial development approved

A commercial development at 129–133 Waratah Avenue has been approved.
 

18 – MOUNT LAWLEY

Former ECU campus redevelopment masterplan unveiled

The State Government has released a master plan to redevelop the former Edith Cowan University campus into a mixed-use precinct with about 1,100 homes, a new school and a creative industries hub centred on retained WAAPA buildings.

 

19 – CANNINGTON

Disability housing project nearing completion

Civic Apartments at Civic Gardens will deliver 17 purpose-built dwellings for people with disabilities, with completion expected in March 2026.

19 – COCKBURN

Holiday Inn Express development announced

A mixed-use development in Cockburn will include a 170-room Holiday Inn Express hotel and a 109-apartment residential tower. It will be built by IHG Hotels & Resorts in partnership with property developer SKS Group.

19 – KELMSCOTT

Social and affordable housing project proposed

DevelopmentWA has proposed a six-storey apartment building on vacant land between Albany Highway and the Armadale railway line in the Kelmscott district centre. The project would deliver 65 dwellings, including 50 affordable and 15 social housing units.

 

19 – OCEAN REEF

Sunset Plaza shopping centre construction set to begin

Construction of the $22.7 million Sunset Plaza shopping centre in Ocean Reef is expected to begin following approval of design changes. The three-storey development will include a Coles supermarket, around 16 specialty stores and a family tavern.

 

20 – OSBORNE PARK

Hospital expansion approved

Plans have been approved for a new six-storey clinical building at Osborne Park Hospital as part of the State Government’s $1.8 billion expansion of women’s and babies’ health services, replacing ageing facilities currently based at King Edward Memorial Hospital in Subiaco. The building will include a family birth centre, birthing suites, neonatology and mental health services, along with obstetrics theatres, outpatient clinics and ambulance bays, and will be constructed by Italian engineering firm Webuild.

21 – BUTLER

Social and affordable housing project proposed near station

DevelopmentWA has lodged plans for a six-storey complex containing 60 apartments near Butler train station with 14 social and 46 affordable units.

21 – NORTH PERTH

Mixed-use apartment development construction begins

Construction has begun on the nine-storey Celsius development at 367–373 Fitzgerald Street and 103 Alma Road. The project will deliver 108 apartments above ground-floor restaurants, cafés and commercial space.

City transformation vision released

A new urban vision proposes major changes to Perth’s city centre including 30km/h speed limits, expanded pedestrian areas and the possible return of light rail, alongside changes to the roles of Murray Street and Hay Street Mall.

Proposal to merge CBD train stations

The City of Perth has proposed consolidating McIver and Claisebrook stations into a single modern transit hub to improve accessibility and connections to surrounding precincts.

Midland station opened

The new Midland Station has opened as part of the Metronet program, which since 2017 has delivered 23 stations, added 72 kilometres of rail line and removed 15 level crossings across Perth.

Final Railway Workshops development sites released

DevelopmentWA has called for developer proposals for Workshops 2 and 3 within the Midland Railway Workshops precinct. The sites total about 2.7 hectares and allow for mixed-use redevelopment including commercial and residential uses.

Good Sammy headquarters redevelopment completed

A $5.7 million redevelopment has been completed at Good Sammy’s Canning Vale headquarters, delivering a modernised office and training facility designed to support employment and training programs for people with disability.

26 – CAPEL

Historic property redevelopment proposed

A $30 million proposal would transform a historic 3.9-hectare property in Capel into a lifestyle village with 55 homes, serviced apartments and short-stay accommodation.

26 – HERNE HILL

Over-55s lifestyle village proposed

Fairway Villages has applied to subdivide land in Herne Hill for a 105-lot over-55s lifestyle village including community facilities such as a bowling green, lap pool and caravan parking.

26 – PORT KENNEDY

Former Bunnings warehouse sold

The former Bunnings store in Port Kennedy has been sold to PHRS Capital. The 9,557sqm site will be reconfigured into multiple tenancies after Bunnings vacated the property in 2021.

 

27 – ALKIMOS

Costco development application lodged

A development application has been lodged for a new Costco warehouse at Alkimos covering 14,234sqm. The store would include a fuel station, bakery, sushi bar, tyre centre and other services.

27 – BENTLEY

National hockey centre funding announced

The State Government has committed $163 million to redevelop the existing Perth Hockey Stadium at Curtin University into a world-class high-performance hockey centre for amateur and professional leagues.

 

27 – BURSWOOD

Anantara hotel proposed for Burswood Point

A 150-room Anantara hotel has been proposed for the Burswood Point redevelopment by Golden Sedayu, a partnership between Perth’s Golden Group and Indonesian developer Agung Sedayu. The project would include destination restaurants, a swimming pool, fitness centre and Anantara Spa open to both hotel guests and the public.

27 – FREMANTLE

Bethanie seniors housing development begins construction

Construction has begun on Bethanie Fremantle, a six-storey development delivering 50 apartments for over-55s and low-income tenants. The project includes a mix of affordable and lower-income housing supported by state and federal funding.

27 – JOONDALUP

Arena Joondalup 50-metre pool opens

Arena Joondalup’s new $13 million pool officially opened with 10 lanes, starting blocks at both ends, upgraded timing systems and a deepened shallow end, with a submersible wall allowing conversion to short-course mode with up to 20 lanes.

28 – EAST PERTH

WACA Ground redevelopment milestone

The redeveloped WACA Ground has officially opened following completion of the $189 million WACA Ground Improvement Project. The precinct includes a High-Performance Centre with a 10-lane indoor training facility, The Pavilion aquatic and wellness zone with resort-style pool, waterslides and gym, and a revitalised museum scheduled to open mid-year.

 

28 – MANDURAH

Common Ground housing project advances

Expressions of interest have been called for property and tenancy management services for the planned Common Ground housing development at 85 Allnutt Street, which will contain 50 apartments.
