John Kenneth Powell
John Kenneth Powell was a Perth land agent and property owner who was the original owner of the office complex at 9 Hampden Road, Nedlands. Born in Bruce Rock on 13 August 1914, he followed a diverse career which included military service, public health work and later the real estate industry.
Powell enlisted in the Royal Australian Air Force on 7 December 1943 at the age of 29. At the time he was married to Avis Lillian Powell and was the father of one son and two daughters. Prior to enlistment he held trade qualifications in welding and fitting. During his military service he attained the rank of Sergeant and served as a Hygiene Inspector. He was discharged on 25 July 1946.

Following the war, Powell worked in public health. In February 1947 he was recorded as a Health Inspector (Laboratory) at Katanning and nominated as a candidate in the Legislative Assembly election. By the mid-1960s he had relocated to metropolitan Perth and in August 1966 was appointed a Commissioner for Declarations by the Minister for Justice.
Powell later entered the real estate industry and became closely associated with 9 Hampden Road, from where he operated his business. In April 1970, while living at 12 Marapana Road, City Beach, he applied to transfer his land agent's licence from himself personally to John Powell Pty Ltd, a company operating from 9 Hampden Road. Powell acted as the company's nominee and remained responsible for its licensed activities.
In September 1978, John Powell Pty Ltd resolved to wind up voluntarily, with Powell appointed as liquidator. Shortly afterwards he applied to transfer the land agent's licence back into his own name, allowing him to continue operating from 9 Hampden Road as an individual land agent. Government Gazette records show he continued to hold a current land agent's licence and triennial certificate in both 1981 and 1984.
The property at 9 Hampden Road was originally a private residence and was located within the locality historically known as Hollywood, a name commonly used for the area before addresses became more commonly associated with Nedlands. During Powell's ownership, the site was redeveloped, with the existing office complex constructed in 1979, comprising nine office units.
Powell owned 9 Hampden Road until 9 January 1989, when he sold the property for $124,000 to Eldwood Management Pty Ltd. This followed the sale of his home at 26 Keane Street, Wembley, in 1987 and appears to mark the end of his direct involvement with the site after almost two decades of association.
John Kenneth Powell died on 7 September 2001 at the age of 87 and was buried at Carey Park Cemetery in Bunbury.

Ownership history
Powell owned 9 Hampden Road until 9 January 1989, when he sold the property for $124,000 to Eldwood Management Pty Ltd.
Eldwood Management Pty Ltd (ACN 008 879 365), a company registered on 3 November 1978 and based in Floreat, retained ownership of the property for approximately 35 years. Despite its lengthy association with the site, little public information has been located regarding the company.
In 2024, the property was acquired by Hampden Developments Pty Ltd (ACN 673 824 685), acting as trustee for the Hampden Developments Unit Trust. The company was registered on 21 December 2023 and acquired the site in March 2024. Contemporary reports linked the company to Exal Group managing director Yang Sheng (Bay) Yeo.

Redevelopment proposal
Following the acquisition, plans were prepared for the redevelopment of the site. In March 2025, the Metro Inner Development Assessment Panel approved a $14.5 million mixed-use seven-storey development comprising 18 apartments, two ground-floor commercial tenancies, communal facilities and basement parking.
By June 2026, demolition of the former office buildings had commenced to facilitate construction of the approved development.

Known Tenants
The office complex was occupied by a variety of professional and commercial tenants over its history.
Known occupants included Couche, Wadley and Associates Pty Ltd, an approved research organisation which occupied the site between at least 1981 and 1983. The organisation later operated as R. A. Couche & Associates Pty Ltd before relocating to Dalkeith.
